LOCATION
Situated on the serene shoreline of Lough Neagh, the villa offers unrivalled views of the lough and the surrounding countryside of the Deerpark. It is located only 500m from the famous Gawleys Gate Inn Bar / Restaurant. And only 20 minutes from Belfast International airport.

VILLA (Sleeps 20+)
The villa is furnished to the highest standard and the fusion of both antique and contemporary pieces ensures both character and comfort throughout.

Bedding includes brand new mattresses and premium hotel quality Sanderson duvets, pillows, flat sheets & fitted sheets. Along with 13.5 tog Goose feather duvets & pillows accompanied by quilted pillow & mattress protectors.

The ground floor is composed of 4 spacious bedrooms, 2 of which boast fully-fitted en suites. There is a main bathroom, a newly installed wet room and a further guest toilet.

Walk through the large dining area into the modern kitchen equipped with all the latest comforts. There is an open-plan living room with a traditional wood burning stove and spectacular vistas over the lough.

Upstairs, there is a further three large bedrooms, one of which has a balcony overlooking the lough. Another has a brand new en suite/wet room. There is also a lounge/landing area with a modern coffee machine.

AMENITIES
The villa is equipped with a TV in every bedroom as well as in the main living room. There is also good WiFi signal both inside and outside. A hot tub, pool table and table tennis table are on site. There is a washing machine, dishwasher and tumble dryer. The kitchen is fully-equipped and has a refrigerator and an automatic coffee machine. A second fridge freezer is located in the kitchenette. There is also a number of Kayaks on site (life Jackets must be worn).

GROUNDS
A large tree-lined space on the left-hand side of the villa contains a barbecue area, pool table and hot tub where guests can relax. The hot tub is easily heated by a log fire every day of the year.

Step out onto the terrace, equipped with plenty of tables and chairs, perfect for eating “al fresco” and taking a closer look at the scenery.

The extensive grounds (5 1/2 acres) of the villa host a small holding with many ducks, chickens, a goat and Murphy the resident African pigmy boar. They love to be treated by guests off the surrounding fruit trees. What’s more our outdoor kennels are perfect for your canine companion(s).

The villa boasts its own private pebble beach along the banks of the lough. Why not take time to sit on one of our many loungers and admire the breathtaking views?

HEATING
All the rooms are equipped with central heating and the downstairs has underfloor heating. Seasoned logs are provided for indoor and outdoor stoves.

A small workshop is located close by (150m away) on the premises but with a different access point and is open on weekdays.

At least once a day I can be on site to help with the stove, hot tub or any other amenities during animal feeding hours.
